Simple, clear and great-value fees

We hate hidden costs. So our fees are simple, clear, and great value. Here’s what getting a mortgage using OMAC will cost.

OMAC receives a procurement fee or commission for successful mortgage drawdown from the lender at the rate of 1%.

We also charge an application fee when we submit your mortgage application to a lender as set out below.

Other costs of buying property in Ireland

You should also budget for a number of other costs when applying for a mortgage. Here are the main costs to consider.

  • Stamp duty. Stamp duty on residential property in Ireland is charged at 1% of the price up to €1 million, 2% from €1 million to €1.5 million, and 6% beyond €1.5 million.
  • Survey costs. An architect, engineer, or other suitably qualified professional will typically charge in the region of €750 to survey your property.
  • Legal fees. Legal costs can vary so always ask for a written quote first when you know the purchase price.  It is wise to budget for a minimum of €2,000.
  • Valuation fees: These are set by each lender and you may be charged directly for them. They typically range from €100 to €250 and beyond.
